For about 10 years, I managed my rental property myself. During that time, I was fortunate that both tenants came through referrals, so I never really had to market the property or go through a formal leasing process.When my last tenant gave notice in mid December, which is about the worst time of year to be looking for a new tenant. I first met Allen when he called me to check references for that tenant, as he was representing the landlord of the home they were moving into. I appreciated how he handled the conversation and discussed more about his services during the reference check call.Allen felt strongly he could get my property rented within 30 to 45 days, and he did exactly that.What I quickly realized was that I was doing myself a disservice by continuing to manage the property on my own. Property management is not my core skill set. While I thought I was doing everything correctly, I was exposing myself to potential legal risks by not being fully up to date on California landlord tenant laws. I was also spending time dealing with tenant requests, repairs, and communications that pulled me away from my actual job. Looking back, I also left money on the table by not increasing rent appropriately and by not maximizing marketing opportunities between tenants.Allen handled everything professionally. He coordinated getting the property rent ready, arranged for updated professional photography, marketed it extensively through the MLS and rental platforms, showed the property, screened applicants, conducted background checks, and then walked me through the candidates with recommendations so I could make an informed decision.One thing I appreciated was that there were no upfront management costs. Allen’s leasing fee was collected after the security deposit was received, so the only out of pocket expense needed was for repairs or improvements between tenants.BPM’s technology platform has also been a huge upgrade. I no longer receive texts from tenants about maintenance requests or payment delays. Everything runs through BPM’s system. Rent collection is automated, maintenance requests are tracked, and late fees are automatically applied when appropriate. It operates similar to a professional institution instead of me personally managing everything.Honestly, one of the biggest benefits has been the reduction in stress. I didn’t fully appreciate the value of having a professional buffer between myself and the tenant until I experienced it. Allen and BPM handle all communication directly with the tenant while still involving me whenever approval is needed for larger repairs or important decisions. They even manage my landscaper as that is a service I prefer to control to insure my property landscaping is kept up.I’m a pretty Type A personality with high expectations, and it takes a lot to impress me. Allen has exceeded my expectations across the board. He found a great tenant, communicates well, is responsive, and genuinely cares about the property and the client experience.The best part is that after all of this, I’m actually earning about 20% more rental income than I was before, even after accounting for BPM’s management fees.I would absolutely recommend Allen and Boutique Property Management without hesitation.

I found Allen during one of the most stressful times as a landlord – a significant water damage dispute with my tenant.He took on this incredibly challenging situation with remarkable expertise. He worked seamlessly and effectively with both the public adjuster and the remediation company, ensuring all aspects of the damage and repair were handled professionally. What truly impressed me was his thoroughness; He not only coordinated all the necessary work but also proactively managed calls with all the relevant parties including the tenant's renter's insurance adjuster.Adding to the complexity, there was also pressure from an attorney representing the tenants. Allen addressed this matter brilliantly, using facts and clear communication to effectively resolve the situation. Ultimately, the attorney withdrew from the case, which is a testament to his skill and strategic handling of the dispute.I cannot recommend Allen highly enough. I cannot emphasize enough how much I value Allen's services. I did not want to sell my house but neither did I want to be a landlord. I am so grateful I hired Boutique Property Management to handle all of the details. I followed Allen's advice to get the house ready to rent, used his contacts to do the work, and used him to find and vet a quality renter, which he was able to do in about one day. He collects the rent, handles any issues that come up (notifying me if they require additional costs), and I get to deposit the checks. I wouldn't have it any other way.
